Hardeeville has more than doubled in five years. The 2020 Census counted 7,473 residents and 3,951 housing units, and by July 2025 the Bureau’s estimate had reached 16,459, a rise of 120 percent.
What makes that growth unusual is how little of it is second homes. Only 51 of those homes were held for seasonal or occasional use, so the people arriving are making Hardeeville their address rather than somewhere to visit.
Location explains most of it. The city sits on the mainland on the South Carolina side of the Savannah River, north of Savannah, with I-95 exits 5 and 8 both feeding into it and US 17, US 278, US 321 and SC 46 crossing through. I-95 runs north from there to Ridgeland, the Jasper County seat. The Commerce Department sheet the city hosts puts Savannah/Hilton Head International 16 miles from Hardeeville Commerce Park, and Hilton Head Island is about thirty minutes away by the city’s own reckoning.
Underneath the new construction is an older town, and its pieces are still there to find. The city dates its founding to 1911, and Argent Lumber Company Engine No. 7, a narrow gauge wood-burning steam locomotive, has been on display since the city was given it in 1960.
City Hall and the Community Campus carries that history forward. The building is modern but was raised on the design of the old Consolidated School, demolished in 2003, and it houses the city museum.
For time outdoors, Millstone Landing puts a boat on the Savannah River, and Sergeant Jasper Park covers 321 county-owned acres with about 130 of them developed for trails, fishing lakes and a disc golf course. The Savannah National Wildlife Refuge runs along both banks of the river nearby, though it sits outside the city limits.
The jobs arriving are the kind that bring households. The city’s own FY2025 report lists Coastal Carolina Medical Center at 452 employees, Jasper County School District at 335, the City of Hardeeville at 176, Cracker Barrel at 80 and Ecofoam at 78, and it names manufacturing, logistics and residential development as where the growth is coming from. What we handle here is nearly all new and nearly all single family.
One practical point trips buyers up. Hardeeville sits in two counties, mostly Jasper with a small piece in Beaufort, and the school assignment follows the county rather than the city name. Jasper County School District serves the Jasper County portion and Beaufort County School District the Beaufort County portion, so it is worth checking for any particular address.
