Community Information For

Fripp Island

Fripp Island sits at the far end of the Sea Island Parkway, three and a half miles of Atlantic beachfront with Fripp Inlet at its northern end. You reach it by driving out past St. Helena, across Harbor Island and through Hunting Island State Park, where US 21 finishes, then over the Fripp Inlet bridge and through the gate.

That bridge is the reason anyone lives here. Jack Kilgore began the modern community in 1960 and the crossing followed, turning an island reachable only by boat into somewhere a person could settle. The resort dates its completion to 1963 and the Fripp Island Public Service District, which owns it, dates its opening to January 1964. What grew behind it is two golf courses, Ocean Point Links along the ocean side and Ocean Creek set among marsh, lagoon and live oaks, along with a marina for the boats.

By 2020 the Census could say what kind of island this had become. It counted 963 residents against 1,653 housing units, and 995 of those homes were held for seasonal, recreational or occasional use, three in every five. Only 490 were occupied as somebody’s usual residence, so most of Fripp is second homes and holiday homes.

The housing we handle reflects that. It is mostly single family, with condominiums and undeveloped resort lots making up the rest, and the houses tend to be generously sized. Beaufort County School District serves the island.

The single road that brought the island to life is also the only way off it. The evacuation route published by the property owners association runs US 21 to US 17 and out to I-95 at Exit 33, Point South, and anybody buying on Fripp should learn that route well before the day it is needed.

Two things here are easy to place on the wrong island. Hunting Island State Park and its 1875 lighthouse stand on the neighboring island rather than on Fripp. And the story of Captain John Fripp the privateer receiving the island as a royal land grant is a legend, which the association’s own historian says plainly; her account has the island taking the Fripp name after Sarah Harriet Reynolds Prentiss married William Fripp in 1820.
